Selling an exceptional property on the Cap Ferret peninsula takes more than a listing: a fine understanding of the market, a network of already qualified buyers, and presentation worthy of the property. Roncin Realty, an estate agency based in Lège-Cap-Ferret, sells houses, villas, flats and building plots across the whole peninsula, from Lège to the tip, as well as in Andernos-les-Bains and Arès. The agency handles sales only: no lettings, no property management. For a first benchmark, see Cap Ferret sale prices, village by village (in French).
A file of buyers already identified and financially sound, often approached before any public listing.
Professional photography, styling and high-end marketing materials.
If you wish, an entirely confidential sale: no public listing, no photographs online, buyers approached directly.
A reasoned valuation, based on actual sales in the area, to agree together on the right asking price.
Presentation advice, then professional photography, aerial drone images, video and a 360° tour.
Your property is first shown, before any public listing, to our portfolio of actively searching buyers.

You write to us from the Valuation page or by telephone, and we reply within a few days with a reasoned valuation, confidential and with no obligation on your part. It is based on actual transactions in the area.
They can. The local urban plan (plan local d'urbanisme, or PLU) may cap ground coverage, the share of a plot that buildings are allowed to cover. In central Cap Ferret, we have marketed a house in zone UD, where coverage is capped at 20%, and a plot in zone UA, where it is 40%. For plots of the same size, the permitted footprint is therefore twice as large in the second case, and buyers take this into account. These rules vary from plot to plot and sometimes change when the PLU is amended or revised, so they should be checked against the PLU in force before the price is set.
Yes. For owners who wish it, the sale can be entirely confidential: no public listing, no photographs online, and buyers already identified approached directly. Even for a conventional sale, your property is first shown as a preview to our portfolio of buyers.
